Frequently asked questions
How much does a real estate broker's commission cost?
In general, my commission is 4%. However, some exceptions may apply. This commission is taxable and is shared equally with the cooperating broker who represents the buyer. I will be happy to provide more details during our meeting.
What is the duration of a brokerage contract?
The duration of my contracts is generally 6 months. However, they are always revocable under certain conditions. It is important to understand that my goal is not to tie you down or obligate you, but to help you achieve your dreams.
Can I sell by myself if I have a contract with a real estate broker?
Yes, it is possible to sell by yourself. However, if we have a contract together, here’s how it works: I handle your buyer, and a pre-arranged fee reduction agreement is outlined in the contract between you and me.
Is it important to have a buyer's broker to purchase a property?
Yes, and in addition to generally being at no cost to buyers, the broker ensures proper negotiation, refers you to the right people in case of issues through their network of specialists, and drafts purchase offers correctly, without overlooking anything. Purchase offers can easily become a source of conflict if they are poorly written. Therefore, it’s essential to have a specialist guiding you. There are also many other reasons to have a buyer’s broker—feel free to contact me to discuss this further!
How do I pay my commission?
At the notary’s signing, the notary pays all the fees related to the sale of your property, including the broker’s commission. Therefore, you don’t have to issue a check directly to the broker, as everything is settled at the end of the transaction through the notary.
